If you have $400,000 you could buy four jet packs, artificial intelligence made art, the diamond iPhone case Drake bought. Or, just a thought,  you could maybe not waste it and put that money into some real estate. 

Here's how big of a house you can buy with $400,000 in cities across Canada. 

Saskatoon

This beautiful home has been carefully renovated with modern conveniences but has kept the original character. The exposed brick work, the original restored hardwood floors and the wooden stair bannister are all what make this home delightful. Also who doesn't love a veranda moment in the summer?

Vancouver

There are no homes in Vancouver at this price point. There are only studios and one bedroom apartments. But for just under $400,000 you can get a sub-penthouse suite with a balcony overlooking the Fraser River. Not too shabby! 

Calgary

This three bedroom, four bathroom home located in Tuscany is solid. It’s in a good location and the overall layout of the house is great. It just needs a bit of updating, namely the kitchen. But would be a perfect first home for a family. 

Toronto

I think there are parking spots that go for almost this much in Toronto, so finding a house for $400K is actually impossible. There is this stacked townhouse though. It’s close to downtown and the building has some pretty decent amenities. It has one bedroom and one bathroom. So not super spacious but at least it comes with a parking spot. 

Ottawa

This home is a classic family home. Three bedrooms, three bathrooms, a big sunny kitchen and separate family and dining rooms. Ah the Canadian dream! Also the backyard comes neighbour-less which is always a nice little bonus. 

Winnipeg

For just under $400,000 you can have this newly remodeled four bedroom home. With original exposed wood beams and large windows that let in tons of natural light this place is absolutely gorgeous. The kitchen is particularly lovely with black subway tiles and granite counters. 

Montreal

Maybe the only place you can still get waterfront property for $400K is Montreal. Well Ile Bizard, to be more exact. This charming four bedroom home is right on the water and I'm almost tempted to move to Quebec. Granted the interior needs a lot of work but WATER!

St. Johns

So this home is being sold as a "shell". And that means you can totally build your dream home! The layout has room fro a garage, multiple bedrooms, a big kitchen and more. 

Charlottetown

I've never seen a more storybook, picture perfect home. It's currently a bed and breakfast but the home has five bedrooms, three bathrooms and is basically the dream Green Gables home from everyone's childhood.  

Yellowknife

While there's not a huge selection of homes available in Yellowknife this home might be the cheapest when it comes to utilities. The home is energy efficient. It has 3 bedrooms, 2 bathrooms and over 1,300 square feet of living space.
